Hello,
This sort of design would benefit from being either an Adobe Indesign (.Indd) or Photoshop (.PSD) file, rather than Illustrator/EPS.
Furthermore, do you have any higher resolution images? If you intend to print at 150+DPI, you'll need higher quality photos, unless you only want small images.
Also on the finished brochure size. You would like final 7x8.5 that includes the brochure in its folded state? There is a paper allowance of 12x18.5 for the printing area. There is no way we be able to design a 3 rolled because there is only about 4" left over and if the final size is 7x8.5 in its folded state. you can pretty much get a bifold only on this. Am I understanding the measurements you have provided.

Final "Folded" size must be 7x8.5. I understand that a full 3-fold or 4-fold with all panels being the same size is impossible, however you do have a few inches to work with for a smaller panel (if 3-fold it would be 4.5") if a little more room is required. Final folded size MUST be 7x8.5 though as our other brochures are this size and a display is being built to accomodate this size for our collection of brochures.

A content file is included in the Dropbox files under "Brochure"
"- Will be digitally printed - RGB on 80lb gloss text"
Can you please explain this phrase from the brief?
This brochure will not be printed off-set...it will be printed on a large format digital printer. Colours should be set to RGB - not CMYK. Will be printed on 80lb bright white card stock.
Colours for logos are included in the Logo file in our Dropbox link.
