Postcard Design Brief

I am wanting to create a 6"x9" mailer. Double sided. Horizontal layout. My primary color is blue. I also have white, black and even gray. Attached is the text I'm wanting to have on the mailer and I have the text separated for both front and back. I specialize in industrial real estate so if any graphics were added it would have to be a very nice looking warehouse.
I really do not like emojis/icons
I don't want this to be too busy
I do want it to look very clean and professional
I think a warehouse graphic adds strong visual appeal and enhances the overall look of the mailer.

Many designers have uploaded their work. And all of your are incredibly talented. I am shocked at how many great designs have been uploaded and you all have made it very difficult to select a winner. I want you all to know how grateful I am for your effort and time and that each and every one of you are so gifted.
