Flyer Design Brief

Attached is the Content/Layout for a Flyer I'd like to have made. It would be the type of flyer with verticle tabs at the bottom containing the telephone number so people can rip it off and use to call later. Each tab should say "Short Sale Hotline: (410) 493-0085; (866) 764-7368

In addition, I would like a box that states "REALTORS WELCOME" in the upper left Margin and another box in the upper right Margin that states "QUALIFIED APPLICANTS PAY $0 OUT OF POCKET"

Also, in small print it should state "legal advertisement" in all four corner margins.

Not sure whether the text should be colored or remain black but I'll leave that up to you.
